Buy to let

Property has proved to be a sound investment for many years now, and we help both new and experienced property investors secure the lending they need.

In recent years, the taxation of landlords has tightened, from the stamp duty surcharge to the treatment of rental income.

For higher rate taxpayers, personal ownership of investment properties now results in higher levels of income tax than previously.

This has led to more investors purchasing property via a Special Purpose Vehicle (SPV), which is essentially a Private Limited Company that is set up with the sole purpose of owning and letting property.

The advantage to this approach is that the rental income is treated under company tax rules, rather than personal tax rules, which can lead to a reduced tax bill at the point rental income is received.

It also gives you more control over the timing and level that money is paid out of the business to you personally, which can also be used to help manage personal tax liabilities.

Some buy to let mortgages are not regulated by the Financial Conduct Authority, which means consumer protections may not apply.
